This multi-family residential project in Petaluma along the Washington creek puts 13 units on a 3/4 acre site with 2 story loft apartments over secure ground floor parking.
The 12 identical units are laid out over 3 buildings on the 2nd & 3rd floors with an additional accessible unit on the ground floor.
The site is designed with 2 courtyards between the 3 buildings allowing light and air to penetrate each facade. The native & drought resistant landscaping at the courtyards not only encourages native bee and bird populations but gives the residents a place to connect with nature.
The project has adapted several sustainable design strategies to reduce its carbon footprint. Solar electric on the roof provides on-site renewable energy while permeable paving & a bio-retention area limit surplus amounts of rainwater entering the storm drains & adjacent creek.  2 EV charging stations are provided + secure bike parking for 24 bikes to encourage sustainable forms of transportation.
The 2nd floor walk up units are designed around an open breezeway to encourage natural ventilation through the building’s entry while interior skylights provide natural illumination to the interiors; both reducing the amount of energy consumed & pollution created from the buildings use.
Each 1115 SF 2 bedroom unit has a 2 story living space with floor to ceiling glazing allowing natural daylight deep into each unit. Translucent glazing is used for privacy at the full height windows & glass railings. A 2nd floor loft overlooks the 20′ high living space while each bedroom has a full height window seat with operable windows overlooking the landscaped courtyard below. Smart plumbing, appliance, lighting & mechanical fixtures are integrated into the building to encourage further energy & water savings. The interiors are designed around a palette of sustainable materials that’s both renewable and durable and contributes to a healthier interior environment.
