THIS OFFICE SITE IS NEXT TO A SUBURBAN SHOPPING CENTER THAT IS COMPOSED PRIMARILY OF SINGLE STORY BUILDINGS WITH ADJACENT UNCOVERED PARKING. IN ADDITION TO THE NORMAL SITE LIMITATIONS OF ZONING, HEIGHT LIMITS AND SETBACKS, THE BUILDING DESIGN HAD A PROGRAM OF SPECIFIC FEATURES: COVERED PARKING, OUTDOOR LOUNGE AND WORK AREAS, MULTI-LEVEL LANDSCAPING, INTERIOR LANDSCAPED ATRIUM, CORNER OFFICES AND VISUAL PRESENTATION ROOMS
THIS PROGRAM OF OBJECTIVES GENERATED THE ARCHITECTURAL DESIGN. TO AVOID CONSTRUCTING A BUILDING AND PARKING CONFIGURATION SIMILAR TO NEARBY STRUCTURES, THE ALLOWABLE SPACE WAS DISTRIBUTED IN A LOZENGE-SHAPED PLAN ON THE SLAB OVER PARKING. THIS PROVIDED EACH OFFICE WITH ACCESS TO OUTDOOR TERRACES ON ONE SIDE AND AN INTERIOR ATRIUM ON THE OTHER SIDE. THE PERIMETER OF THE TERRACES WAS PLANTED TO PROVIDE SCREENING AND VISUAL INTEREST ONE STORY ABOVE THE STREET LEVEL. AT THE STREET LEVEL, THE PARKING IS SCREENED BY LANDSCAPING.
THE ATRIUM IS COVERED BY A OPERABLE SKYLIGHT THAT BRINGS IN NATURAL LIGHT INTO THE INTERIOR OF THE BUILDING AND PROVIDES NATURAL VENTILATION IN PLACE OF AC FOR MUCH OF THE YEAR. FASCIA ARCHES FRAME THE INDIVIDUAL OFFICE VIEWS AT THE UPPER LEVEL AND THEIR OVERHANGS PROVIDE SHADING ALONG THE WINDOWS. EACH UPPER LEVEL OFFICE HAS LANDSCAPED TRELLISES ALONG ONE SIDE AND A BALCONY ALONG THE OTHER SIDE.
