A FEW YEARS AGO, AFTER A MASSIVE LAND SLIPPAGE FROM ABOVE AND A BREACH OF US 101, THIS SITE ON A SAUSALITO HILLSIDE WASHED AWAY ALONG WITH THE EXISTING DUPLEX. WHAT WAS LEFT WAS JUST TWO REMAINING PIERS. THIS PROPOSAL RESTORES THE SITE WITH ADJACENT RESIDENCES RATHER THAN UNIT OVER UNIT WHERE NOISE AND PRIVACY WOULD BE COMPROMISED.
THIS DESIGN SPLITS THE DUPLEXES INTO SEPARATE AREAS WITH A COMMON WALKWAY GOING INTO PRIVATE ENTRIES. THE DRAWINGS SHOW A STAIRWAY BETWEEN THE UNITS CONNECTING FROM THE STREET DOWN TO A LEVEL OUTDOOR GATHERING AND PLANTED TERRACE TO BE ENJOYED BY THE RESIDENTS.THERE ARE PANORAMIC VIEWS OF THE CITY OF SAUSALITO GOING OUT TO THE BAY FROM EACH OF THE UNITS. SKYLIGHTS TURNING BACK INTO THE LIVING AREA PROVIDE DAYLIGHT TO THE UPPER ENTRY, KITCHEN, DINING AND LIVING AREA.
THE ENTRY TO EACH RESIDENCE IS ON AN UPPER LEVEL OF A TWO-STORY LIVING AND DINING SPACE WITH SKYLIGHTS EXTENDING FROM THE ROOF DOWN TO THE GLASSWALL WHICH OPENS ONTO A TERRACE. THE PLANS ILLUSTRATE THE PRIVACY BETWEEN THE UNITS SO EXTERIOR BALCONIES RETAIN VISUAL PRIVACY DESPITE THEIR CLOSE PROXIMITY.
AS THE FLOORS DESCEND, THERE IS ACCESS TO THE EXTERIOR STAIRWAY BETWEEN THE UNITS AT EACH FLOOR LEVEL ALLOWING RESIDENTS TO ACCESS THE OUTDOOR AREA FROM THERE.EACH RESIDENCE HAS THEIR OWN ELEVATOR AND INTERIOR CIRCULATION STAIR.
THE LOWEST LEVEL IS A MULTI-PURPOSE SPACE THAT CAN BECOME ANOTHER BEDROOM, OFFICE, WORKOUT ROOM OR A COMBINATION OF USES.
